When damage goes deeper than the surface, a coating or patch won’t fix it. Ocean Home Solutions performs full stucco replacement — tearing off the old stucco down to the studs, installing new wire lath, and building up a proper three-coat scratch, brown, and finish system. Done right, the way stucco was meant to be applied.

Some stucco damage goes beyond what a coating or patch can fix — widespread cracking, soft or crumbling sections, rotted sheathing underneath, or stucco that was never installed correctly in the first place. When that’s the case, the only real fix is a full re-stucco.
We strip the old stucco completely, inspect and repair the wood sheathing underneath, install a new moisture barrier and wire lath, and build up a proper three-coat system — scratch coat, brown coat, and finish coat — the way stucco is supposed to be applied.
From the first inspection to the final color coat, here's exactly what a complete re-stucco job looks like, start to finish.
Before any work begins, we inspect the full exterior to identify the extent of stucco damage, check for underlying moisture or rot, and confirm that a full re-stucco — not a coating or patch — is the right call for your home.
The old stucco, lath, and barrier paper are removed completely, exposing the wood sheathing and framing underneath. This is also when any hidden rot or water damage gets uncovered and addressed.
A new weather-resistant barrier paper is installed over the sheathing, overlapped and sealed correctly at every seam. This layer is the wall's primary defense against moisture intrusion once the stucco goes back on.
Wire lath is installed over the barrier paper, then the first coat of stucco — the scratch coat — is applied and scored to create texture that the next coat can properly bond to.
The second coat — the brown coat — is applied over the cured scratch coat. This layer builds thickness and creates a flat, even surface that's ready for the final finish.
The final finish coat is applied in your chosen texture and color — smooth, sand, lace, or Spanish — completing the wall and giving your home its finished look.
Complete removal of old, damaged stucco down to the sheathing. Clean slate for a proper, lasting installation.
Wood sheathing and framing inspected once stucco is removed, with any rot or water damage repaired before re-stuccoing.
New moisture barrier and wire lath installed to code before any stucco goes back on the wall.
Proper scratch coat, brown coat, and finish coat applied — the industry-standard system for stucco that lasts.
Smooth, sand, lace, or Spanish texture finishes matched to your home, with free color consultation included.

Once we tear off your old stucco, your wall sheathing is fully exposed — the one time it makes sense to consider an upgrade you'd otherwise never have access to.
ZIP System sheathing is a structural wall panel made by Huber Engineered Woods with a built-in water-resistive and air barrier already laminated to the surface. Instead of installing separate OSB sheathing and then wrapping it in housewrap or felt paper, ZIP panels combine both steps into one product, with the seams sealed using ZIP System tape.
For a re-stucco project, this matters because your sheathing is already exposed during the tear-off. It's the one point in the project where upgrading the wall assembly underneath doesn't add significant extra labor — the wall is already open.
Re-stuccoing means removing the old lath and sheathing barrier anyway. Standard practice is to replace it with new OSB or plywood plus a separate moisture barrier and wire lath. ZIP System sheathing is an alternative that combines the structural panel and moisture barrier into a single product, which some homeowners choose for the added consistency of a factory-sealed barrier.
Both are structural panels with a built-in water-resistive barrier. The difference is whether exterior foam insulation is built in.
| Product | What It Is | Best Fit For |
|---|---|---|
| ZIP System Sheathing | Standard structural panel (OSB) with a built-in water-resistive and air barrier. No added insulation. | Homeowners who want the integrated moisture barrier without changing the wall's insulation value. |
| ZIP System R-sheathing | The same structural panel with a layer of rigid foam insulation laminated to the back. Available in R3, R6, R9, and R12 thicknesses. | Homeowners looking to improve energy efficiency and reduce thermal bridging as part of the re-stucco. |
The water-resistive barrier is factory-applied to the panel, removing a separate installation step and a potential point of failure.
ZIP System tape seals every panel seam, creating a continuous air and moisture barrier across the entire wall.
R-sheathing variants add continuous exterior foam insulation, reducing thermal bridging through the wall studs.
Combines structural sheathing and weather barrier into a single panel, reducing the number of materials and installation steps on the wall.
ZIP System sheathing is recognized in standard fire and structural assemblies and is a widely used product in new construction.

Power washing, crack repair, caulking, and primer applied — critical steps for elastomeric coating performance.

Final walkthrough to confirm every surface is properly coated and finished.
Regular exterior paint doesn’t flex enough to accommodate stucco’s natural expansion and contraction. Over time, standard paint cracks at stress points and allows moisture to penetrate. Elastomeric coatings are specifically formulated to flex with stucco and maintain a waterproof seal.
Elastomeric coatings bridge and seal hairline cracks. For larger structural cracks, we perform crack repair before applying the coating for the best long-term result.
Stucco coating for an average LA home typically ranges from $4,000–$10,000+ depending on home size, condition, and coating system selected. Exact pricing provided during your free estimate.
Standard elastomeric stucco coating is a high-quality moisture barrier and crack-bridging coating. TexCote CoolWall is a premium elastomeric system that adds heat-reflective technology and comes with a 25-year manufacturer warranty. CoolWall is the upgrade from standard elastomeric coating.
